PROJECT CONTEXT

Project requirements (Commercial & public buildings)

Student accommodation, hotels, guest houses, residential and mixed-use developments, offices, retail premises and public buildings bring together different users and interconnected systems. Fire and mechanical decisions influence circulation, plant space, service routes and the way an asset can be managed over time. Early engineering input gives the professional team a clearer basis for developing the design.

Key engineering considerations

  • Aligning fire strategy with building use and occupant arrangements
  • Coordinating mechanical and life-safety interfaces with the wider design
  • Assessing proposed alterations and changes of use
  • Defining documentation and review needs for the project stage
RESIDENTIAL & HOSPITALITY

Student accommodation, hotels & guest accommodation

FESOL provides fire and mechanical engineering for student residences, hotels, guest houses, apartment buildings and mixed-use accommodation developments. Appointments can cover new buildings, conversions, extensions and upgrades to occupied premises.

The fire strategy considers sleeping occupants, their familiarity with the building, escape routes, shared facilities and the way the property is managed. We coordinate the design with the architect, owner and operator, including the interfaces between accommodation, kitchens, laundries, parking areas and building services.

  • Rational fire design, fire plans and assessment of alterations or changes of use
  • Escape arrangements, compartmentation, fire doors and protection of service penetrations
  • Fire detection, alarm and evacuation systems suited to the building and its occupants
  • Fire protection, smoke control and ventilation coordinated with the operating requirements

For an existing property, we review the available approvals, drawings and system records, identify information gaps and define practical upgrade priorities with the client.

A useful starting brief

Share the intended use, development stage, occupancy information and current architectural drawings. For accommodation projects, include the number of rooms or beds, shared facilities and overnight management arrangements. For existing premises, include available approvals, records of previous alterations and known operational concerns.
